I have been working in my own business for the past 5 years and specializing in rent to own homes (lease/options) www.EZFinanceHomes.net. I have been fairly successful in this market and it creates a Win Win situation for both the seller and tenant buyer. I have also done wholesaling and other real estate strategies.
How do you help buyers to find the right properties for them?
I talk with the client either over the phone or in person and listen to what they are looking for and what is most important, as well as any special options or circumstances that they need. From there I'll do a search on the MLS and find home that match their criteria and email it to the client and I can also set them up on an auto email if they want that sends them new listings automatically that match their criteria...then it just a matter of going out and look at each one until the find the right one.
How do you make sure buyers get the best price for the property they are interested in?
I generally will do comps from a couple different sources to see how the home is priced and go from there.
What do you do to help market the properties your clients are selling?
I do a lot of online marketing and can usually get homes on the first page of google in a matter of days. If you google "tampa bay listing agent" or tampa bay real estate agent , you'll see me on the first page. I use blog, youtube videos, mobile websites, toll free info lines, text and qr codes, personal property sites, custom property domains, and more to give the home maximum exposure online, which is what most people use when they start their home search. I also have a service guarantee, communication guarantee, an easy exit listing agreement, a certified preowned program, and lease option program.
How do you ensure your sellers get the highest price?
I have a Certified PreOwned Program that takes a lot of the issues out of the home buying process and get them maximum dollars for their home.
What do you recommend sellers do to make sure their selling process is smooth?
Keep the home tidy and clutter free and take care of any known issues.
